Market time is not the full time needed to close a transaction. Financing, inspections and other steps can continue after a property goes under contract. It also does not guarantee that a new listing will sell within 11 days.

The 99.8% sold-to-list price ratio places the reported result just below asking price overall. RPR shows a 4.23% monthly decline in that ratio. This is a change in the ratio, not a 4.23% decline in home prices or a typical negotiating discount.
